A showing cannot be set until photo identification has been submitted and approved by Rainey staff during normal business hours. Once this process is complete you can see any property that is available to be shown.
Most of our properties are shown by using a lockbox to enter the property. You can schedule the property to be shown and you will receive the code to access the lockbox at the time of your showing by email.
Spin the dials on the lockbox until it shows the code for that property. Once the code is displayed, there is a small door on the right side of the device that slides upwards. It looks like a battery compartment. The key is inside the lockbox behind that small door. The lockbox does not come off the door. The code must still be displayed to secure the keys in the lockbox after use.
Some of our properties are occupied, or per homeowner request, require a staff member to be present for showings. These properties are shown by appointment only by Rainey staff. Most do require at least 24-48 hour advance notice. Once we receive your request for an appointment, we will let you know the availability.
Applications are only available at raineyrealty.com and must be done online. Applicants can come to our offices to use a Rainey computer.
Each person that is 18 or over that will be living in the home will need to fill out a separate application.
The application fee of $50 per adult. The fee is paid at raineyrealty.com by clicking PAY ONLINE. If there are any problems creating an account, please call 1-866-729-5327. Rainey can also issue a card to allow cash payment at approved locations. The application fee is nonrefundable.
We will need a copy of a government issued ID for each adult submitting an application.
Each person will need to provide last two paycheck stubs or social security award letters or tax return from last year. Bank statements or student financial aid are NOT acceptable. We like to see at least 3 times the rent for income. This can be submitted via email to [email protected], by fax to 501-221-8804, or in person at our office location.
Each property owner will review an applicants credit. Rainey does perform a hard inquiry credit
check, and submits all credit scores to the owners for consideration.
Owners like to see 2 years of good rental history. Good mortgage history can also be very attractive to owners.
The only automatic disqualifications are violent person to person felonies, or persons who must register as sex offenders. Each owner makes their own decision about other criminal backgrounds.
The application process takes about a week. Having all the required information will greatly speed up the process. Please check your email for regular updates regarding the application.
Rainey submits fully processed applications to the owner of the property for their decision. They are able to review proof of income, credit history, rental history and criminal background.
If an owner rejects your application, you may transfer to another property. Each application fee is good for a total of 3 properties. Applications are good for 90 days.
Rainey can only run an application for one property at a time.
Our general guidelines allow two persons per bedroom plus one additional person per unit. This is to prevent overcrowding and are in keeping with the limitations of the rental unit and its building systems. If the applicant wishes to exceed our general occupancy guideline then we will review using the U.S. Department of Housing and Urban Development's guidance. The Keating Memo from HUD explains the two bedroom rule. If you want to vary from our general rule then make note on your application so we can see if a variance is warranted.
If a property does accept pets, Rainey general policy requires a non-refundable pet fee of $250 per pet, OR an increase in rent of $25 per pet, per month. Some properties do have specific amounts listed, or can require both; anything specifically listed will supersede the general policy. Requests for a pet can be submitted using the Maintenance Request form on our website.
All leases are for 12 months. Many owners are willing to accept longer leases. When wanting a longer lease, indicate the length on your application.
Tenants are generally responsible for air filters, lawn and landscaping care, smoke alarm batteries, lighting the pilot light, and cleaning gutters. Leases have a lot more specifics but these are commonly asked about.
Any negotiations must be submitted during the application process. Please contact Rainey staff during normal business hours for more information.
After your security deposit is paid, in order to continue to hold the property off market until your preferred move in date, the lease agreement must be signed within 1 business day of receiving, or you run risk of the property being put back on the rental market.
If you receive government assisted housing, please be sure your preferred property accepts it. Not all properties accept government assisted housing. We will need a copy of your unexpired voucher or worksheet if you plan to apply. Please direct questions to Rainey staff during normal business hours.
Rainey does require the full security deposit be paid upon application approval in order to hold a property. We do not accept a deposit to hold a property until an applicant has been approved. The full first months rent will be due upon move in, along with any pet fees and/or opener deposits. The second month is prorated based on the number of days lived in the property during the move in month. All move in payments must be made with CashPay (an account issued by Rainey to allow cash payments at approved locations). Online payments are not accepted for move in payments.
Tenants are required to submit a written notice to vacate. Forms can be found on our website under Tenant Forms, or you can submit via email or fax.
