    Employment Data (all required fields) The total combined monthly gross income of all rental applicants in a given
    rental unit must be at least three times the monthly rental rate. Only income
    that can be verified will be considered. We expect rental applications with
    income to prove a steady work history. We need you to submit proof of last
    year's income with either a W2, 1099, end of year pay stub or a tax return. We
    also need the current years income with a pay stub.

    Credit Report Info (optional) You must be able to demonstrate fiscal responsibility. If you have any
    charge-offs, unpaid debts, or pattern of delinquent payments and bounced checks
    your application may be denied. A full credit check will be performed. It is
    often beneficial to our owners to know reasons for any credit problems.

    Criminal/Legal If you have ever been convicted of, or plead guilty to, a felony or misdemeanor
    involving violence, sexual misconduct, or dishonesty... your application may be
    denied. If you have a history of legal issues that indicate a concern on
    whether you can/will pay your rent... your application may be denied. You must
    disclose if you have been involved in any of the following: a) Been convicted
    or pled guilty to a misdemeanor involving violence, sexual misconduct, or
    dishonesty; b) Been convicted or found guilty of a felony; c) Been evicted
    or asked to move out of a rental unit; d) Declared bankruptcy; e) Been sued
    for damage to a property; f) Been sued for nonpayment. ____ Have a

    Lease Terms Please fill this out as you would like us to present to the owner and to appear
    on your lease. Any deviations from what is advertised on raineyrealty.com is
    considered an attempt to negotiate. Negotiations will be presented along with
    the full application to the owner of the property. There is no guarantee the
    owner is willing to negotiate and your application fee is non-refundable for any
    reason. You do not have to fill this out if another co-applicant already did.

    (Please indicate the exact day you wish to start your lease. Once the lease date has been confirmed w ith maintenance and the owner, it cannot be changed. Most owners will not hold a property off the market very long, so a date far in the future may not be approved.)

    (This is the date you want us to schedule your appointment to come in to our offices, sign the lease and pay the first month's full rent. If you do not meet the date, and we cannot agree on a rescheduled date, your deposit will all be captured to the owner as liquidated damages, and the property will be put back on the market.)

  • Rent

    (A full month rent must be paid before you can move into the property. If your are starting your lease any other day than the first day of the month, the rent will be prorated. The prorated rent will be paid in the second month. All payments are made through PayLease.)

  • Deposit

    (The security deposit must be paid immediately upon approval. All payments are made through PayLease.) The property will remain on the market to be shown and we will accept applications until the full security deposit has been paid. Failure to pay security deposit will result in a rejection of application approval.)

  • Occupants

    (List all names and ages of all people who will occupy the property.)

  • Vehicles on Property

    (List all vehicles that will be permitted to be on the property.)

  • Your Businsess Hours - Very Important

    (SoHo has limited parking resources and we need to know if your business is compatible with those resources. Please list the purpose of your business. How often will you be using the office? How many people will be visiting you?)

  • Conference Room Usage - Very Important

    (Our oarking can also be impacted by Conference Room usage. Large meetings in the middle of the day can be detrimental to the other SoHo tenants. How often will you be using the conference rooms, how many people and what days/times?)

  • Special Conditions

    (Include any modifications or changes to the property from its current condition.)
