Very Important 1. Each adult occupying property and all co-signers must individually
complete their own form and submit the $50 Application Fee.
2. The application fee is non-refundable.
3. Applications cannot be fully processed until we have verifiable proof
of income and a legible copy of your drivers license.

Note: Applications are not approved on a first come first serve basis.
We run them as soon as the applicant has gotten us everything we need to
begin processing. Once fully processed, we send the findings over to the
homeowner and they make the decision to approve the application. The
homeowner makes the decision at their own pace. They can approve them or
pass on them as they wish. They can also approve multiple applications
and then wait to see who will put up the deposit first. Rainey Realty
does not control this part of the process and by submitting your
application, you are agreeing this process is acceptable to you.
 
Fair Housing We are an equal opportunity housing provider. It is our policy to rent our
units in full compliance with the Federal Fair Housing Act and all state
and local housing laws. We do not discriminate against any person because
of race, color, ethnic background, religion, sex, age, marital or family
status, physical disability, or sexual orientation. In compliance w ith all
applicable fair-housing laws, we have established restrictions on the
total number of persons that may occupy a given rental unit. Our general
guidelines allow two persons per bedroom plus one additional person per
unit. This is to prevent overcrowding and are in keeping with the
limitations of the rental unit and its building systems. If the
applicant wishes to exceed our general occupancy guideline then we will
review using the U.S. Department of Housing and Urban Development's
guidance. Occupancy will be limited to the persons indicated on the
original rental application and lease only unless otherwise agreed in
writing. Any proposed additional tenants must complete a rental application
and be processed and approved through this same tenant screening process
prior to residing in the rental unit. The owner of the individual property
makes the final determination on whether or not to approve an
application.

    Employment Data (all required fields) The total combined monthly gross income of all rental applicants in a given
    rental unit must be at least three times the monthly rental rate. Only
    income that can be verified will be considered. We expect rental
    applications with income to prove a steady work history. We need you to
    submit proof of last year's income with either a W2, 1099, end of year pay
    stub or a tax return. We also need the current years income with a pay
    stub. Any 1099 income must be verified with a tax return.

    checks your application may be denied. A full credit check will be

    any of the following: a) Been convicted or pled guilty to a misdemeanor

    Rental History Each rental applicant must be able to demonstrate a pattern of meeting
    their rental obligations, leaving prior rental properties in good
    condition, and not having a pattern of complaints from neighbors. We will
    require satisfactory references from at least two prior landlords. If you
    have ever been evicted or owe uncollected rent, your application may
    be denied. If you are a homeowner, we will verify ownership. You do not
    have to fill this out if another co-applicant already did and you lived
    with them.

    Lease Terms Please fill this out as you would like us to present to the owner and to
    appear on your lease. Any deviations from what is advertised on
    raineyrealty.com is considered an attempt to negotiate. Negotiations will
    be presented along with the full application to the owner of the property.
    There is no guarantee the owner is willing to negotiate and your
    application fee is non-refundable for any reason. You do not have to fill
    this out if another co-applicant already did.

    (Please indicate the exact day you wish to start your lease. Once the lease date has been confirmed w ith maintenance and the owner, it cannot be changed. Most owners will not hold a property off the market very long, so a date far in the future may not be approved.)

    (This is the date you want us to schedule your appointment to come in to our offices, sign the lease and pay the first month's full rent. If you do not meet the date, and we cannot agree on a rescheduled date, your deposit will all be captured to the owner as liquidated damages, and the property will be put back on the market.)

    (A full month rent must be paid before you can move into the property. If your are starting your lease any other day than the first day of the month, the rent will be prorated. The prorated rent will be paid in the second month. All payments are made through PayLease.)

  • Deposit

    (The security deposit must be paid immediately upon approval. All payments are made through PayLease.) The property will remain on the market to be shown and we will accept applications until the full security deposit has been paid. Failure to pay security deposit will result in a rejection of application approval.)

  • Possible Additional Deposit

    (If you have low or unestablished credit that may cause the owner concern about your application, it is permissible to require an additional security deposit. The maximum security deposit allowed by law is equal to two month's rent. Owners look very favorably on higher deposits.)

    (If you have low or unestablished credit that may cause the owner concern about your application, you may want to consider a cosigner. Owners look very favorbly on applicants with quality cosigners.)
